Assisted living (AL) provides independent living services plus assistance with daily activities such as eating, bathing, and dressing. The average length of stay is approximately 2 years, typically paid from the resident’s income and assets.

Memory care (MC) provides IL and AL services plus specialized dementia care, including secure environments, behavioral care, and memory care–specific programming. The average length of stay is approximately 1.5 years, typically paid from the resident’s income and assets.

Senior housing also carries sector-specific considerations such as operator performance, occupancy trends, labor costs, and healthcare regulation.
