Net-Lease

  • Single Tenant
  • Retail, medical office, industrial
  • NNN or NN lease
  • Credit tenant
  • Long life remaining on lease
  • 6.5%+ cap rates on market-based rents
  • In primary markets

Senior Housing

  • Assisted living / Memory care
  • 8.5%+ cap rates
  • Post 2000 construction
  • Stabilized occupancy
  • High barriers to entry

Multifamily

  • Top 25 PSAs
  • Class C (ability to renovate and increase rents)
  • Cash flowing
  • Low area vacancy rates
